Inside ResidentData
Everything a homeowner needs to keep up with the house.

The living home profile
The address, photo and listing facts up top, then every home system with its status, the Founding Sponsor who established the profile, recent activity and documents. Owner-verified and contractor records are marked so everyone knows what to trust.

A history that grows with the home
Repairs, improvements, inspections, maintenance and ownership changes build a continuous record, year by year, instead of disappearing when the home changes hands. Each entry shows how it's supported.

Home Care that keeps you on schedule
A care plan built from the home's equipment, age and location: HVAC service, roof and termite inspections, smoke alarm tests and more. Reminders come before things are due, with notices about what insurers and lenders ask for.

All your homes on one screen
Photos of each property, what's coming up, and what needs attention: unrepaired damage, expiring warranties, aging systems and pros asking to join your home team.

A verified report for buyers and lenders
One click turns the record into a dated report with a QR code anyone can scan to confirm it's genuine. Download the PDF, share a private link, or email it.

Find pros with a track record
Search contractors and inspectors near the home. Verified pros show their license, insurance and the jobs they've recorded on ResidentData homes.
How it works
- 1
A sponsor funds the profile
An agent, title company or lender pays for a property's ResidentData profile as a service to the owner. Paying never gives them the owner's private records.
- 2
The owner activates and builds it
The verified owner adds equipment, service, repairs, inspections and documents. Contractors can submit work for the owner's team, and reviewers check the evidence.
- 3
The record stays with the house
At sale, the profile transfers to the next owner. Shareable records and building systems carry forward, so the next buyer starts with the history instead of guesses.

Questions, answered
What is ResidentData?+
A permanent, living record of a home: its systems and equipment, maintenance, repairs, inspections, permits, documents and ownership history. It stays with the house when it's sold, so the next owner starts with facts instead of guesses.
Does it cost anything for homeowners?+
No. Homeowners use ResidentData free. Many profiles are established by a Founding Sponsor, such as your agent, lender or title company, as a thank-you.
What is the ResidentData Rating?+
A 0 to 100 score and A to F grade built from a home's shareable records: systems, maintenance, damage and risk, verification, and inspection history. Buyers and investors see it when they look a home up. It isn't an appraisal; the methodology is public on the ratings page.
Can buyers see my home without asking?+
Only what you choose. Your home can be hidden, show its rating with the full report on request, or show the full shareable report to anyone signed in. Private records and your name are never shown, and you decide whether people can find the home by your name.
Can my sponsor see my private records?+
No. Sponsorship pays for the profile; it never grants access. Sponsors see only usage counts. You choose what's private, shared with your home team, or shareable in a report.
How do reminders and inspection notices work?+
ResidentData builds a Home Care plan from your home's equipment, age and location, then reminds you before each task is due. It also flags things insurers and lenders commonly ask about, like roof condition, termite reports and working smoke alarms.
How does this help when I sell?+
Buyers have more confidence, and tend to ask for fewer repair credits, when a home's history is documented. Your sale-readiness score shows what's missing, and you can share a verified report with a QR code buyers can scan.
How do records get verified?+
Every record is labeled with its evidence: owner-reported, contractor-submitted, document-supported or confirmed against the issuing source by a reviewer. Corrections never erase the original.
How does sponsor pricing work?+
Founding Sponsors pay $5 per profile for the first year, one-third of the standard $15 a year, with a $150 minimum initial activation. Sponsorship is prepaid, and each profile's clock starts only when the homeowner activates it.
I'm a contractor or inspector. How do I get listed?+
Create a free pro account. Your business appears in Find Pros right away and earns a verified badge once ResidentData checks your license and insurance. Clients can add you to their home team so your work lands in their record.
What happens to the record when the home is sold?+
The owner transfers the profile to the buyer. Shareable records and building systems carry forward; private documents can stay with the seller.
Built to be trusted
Evidence, labeled
Every record shows its source, who submitted it, when it happened, when it was added, and whether it is self-reported, document-supported or confirmed.
Corrections, not rewrites
Mistakes are corrected with a new record. The original stays in the history, marked as corrected, with the reviewer's reasoning.
Payment is not access
Sponsorship funds a profile. Only owners, their team and people they share a report with can read non-public records.
Mapped to the parcel
Each profile is pinned to the address with street, satellite and Street View imagery and the county parcel outline.
ResidentData reports are not inspections, appraisals, title searches or warranties. Equipment lifecycle ranges are planning estimates, not predictions.
