What to check before you buy a home
The records, inspections and quotes worth getting before your option or inspection period ends.
Start with the home's history
A listing tells you what a home looks like today. Its history tells you what has been done to it, and what is coming due. Look up the address on ResidentData: the rating, the age of major systems and any recorded damage or repairs are a quick first read.
Get a professional inspection
A general home inspection covers structure, roof, plumbing, electrical and heating and cooling. Ask the inspector what deserves a specialist: a sewer scope for older lines, a roof or foundation specialist, or a termite inspection where they are common.
Ask about permits
Additions, new electrical service, structural changes and many system replacements need a permit. Ask the seller for permits and final inspections, and compare them to what you see. Unpermitted work can be hard to insure or costly to correct.
Price the ownership, not just the house
Before your deadlines pass, get:
- A home insurance quote, since roof age, flood zone and past claims can change the price a lot
- A flood zone check and, if needed, a flood insurance quote
- A budget for systems near the end of their typical life
- Property tax and any HOA dues
