A seasonal home maintenance calendar
Small jobs each season that prevent the expensive ones, and how to keep proof that they were done.
Spring
- Service the air conditioner before the first hot week
- Clean gutters and check that downspouts drain away from the house
- Look over the roof and attic for leaks after winter storms
- Test smoke and carbon monoxide alarms
Summer
- Change HVAC filters on schedule; heavy use clogs them faster
- Check caulk and weatherstripping around windows and doors
- Look for standing water near the foundation after storms
Fall
- Service the furnace or heat pump
- Clean gutters again after leaves drop
- Drain and cover outdoor faucets where it freezes
- Flush the water heater if the manufacturer recommends it
Winter
- Watch for ice dams and attic condensation
- Know where the main water shutoff is
- Plan next year's bigger projects and get bids early
Keep the proof
Log each job on your ResidentData record with the invoice or a photo. A dated record helps with warranty claims, insurance questions and, one day, buyers who want to know the home was cared for. Home Care reminders can prompt you when each item comes due.
General information to help you ask better questions. It isn't legal, tax, lending, insurance or inspection advice.
