How long home systems last, and how to plan for replacement

Typical service lives for roofs, HVAC, water heaters and more, and why your home may differ.

Ranges, not deadlines

Every system has a typical service life, but climate, installation quality, use and maintenance move it in either direction. A well-maintained system can outlast the range; a neglected one may fail early.

Plan a replacement fund

List each major system with its installation year. Anything within a few years of the end of its range belongs in your budget now, so a failure is an expense you planned for rather than an emergency.

Use your own records

ResidentData uses the install dates on your record to estimate what is coming due. The more dates you record, the better the estimate. See the lifespan table for the ranges ResidentData uses today.
